New Construction Proposed at 307 South Orange Ave.

Over the weekend, the Laurel Park Neighborhood Association (“LPNA”) was informed that a seven story assisted living facility (160 total units) is being proposed at 307 South Orange.

Being involved with proposals from prior developers, the LPNA has concluded that following design elements should be incorporated into the project to ensure compatibility with our surrounding low density residential neighborhood.

Restricting thru traffic into Laurel Park

Vehicles should enter the property on Laurel and exit the property on Morrill, thus avoiding traversing the tight neighborhood streets.

Limiting mechanical noise impact upon the neighborhood

The project should factor in sound mitigation for its supporting mechanics (HVAC, generator).

Additional noise abatement considerations should also include: off-street areas for garbage and recycling, and internal delivery vehicle loading docks.

Construction staging

All staging/construction parking should occur on the property or on other commercially zoned property of similar or higher zoned use rather than impeding upon the narrow streets (Morrill, Rawls, Laurel) that border the site.

2) Participate in the community workshop: A community workshop (NO. 21-CW-13) will be held (via zoom) on June 3 at 5:30pm. You can sign up to state your support for the LPNA at the workshop by emailing CommunityWorkshops@Sarasotafl.gov (no later than 12:00 p.m. Tuesday, June 1, 2021) with you contact information (full name, address, phone number, and email address). If you do attend, the LPNA strongly feel that a unified voice/consistent message provides the best guidance to the developer; if you do have additional suggestions please contact us so we can incorporate your recommendations into our overall communication.
